These Terms of Service govern your use of junk removal services provided by Yellow Rose Junk Removal (“we,” “us,” or “our”), a locally owned and operated business based at 426 L Thompson St, Cedar Hill, TX 75104. By scheduling service with us, you agree to these terms.
Yellow Rose Junk Removal provides residential and commercial junk removal, haul-away, and cleanout services in Cedar Hill and the surrounding DFW area. Services include carrying items from your property, loading them onto our truck, transporting them, and disposing of, recycling, or donating them as appropriate. All services are performed by our crew — customers are not required to perform any physical labor.
We do not provide hazardous materials disposal, pest remediation, or biohazard cleanup. Items containing hazardous materials (paint, chemicals, propane, refrigerants requiring special handling) may require separate disposal arrangements. We will identify these items during the job walkthrough and advise you on the appropriate resources.
Appointments are scheduled by phone, text, or through our website contact form. We confirm all appointments verbally or via text before the scheduled date. Appointment windows are provided in ranges (e.g., 8–10am) rather than exact times due to the variable nature of job durations. We make every effort to arrive within the confirmed window and will contact you if there is a significant delay.
Same-day availability is offered when our schedule permits. Same-day service does not carry a premium charge. Availability varies by day and city — we confirm same-day jobs individually before they are booked.
All pricing is volume-based — determined by how much space your items occupy in our truck. Prices are quoted before service begins. A general estimate may be provided over the phone; a final confirmed price is given after the on-site walkthrough and before any loading begins.
The quoted price will not change unless additional items are added to the job after the initial quote is confirmed. If you add items, we will update the price before loading the additional items. You will never receive a bill that differs from the price you approved on-site.
Payment is collected after the job is completed to your satisfaction. We accept cash, credit card, debit card, Venmo, Zelle, and Cash App. We do not require a deposit to schedule service.
You are responsible for identifying and communicating to us which items are to be removed. We will confirm this during the on-site walkthrough before loading begins. Items not included in the walkthrough approval will not be removed. We are not responsible for the accidental removal of items that were not clearly excluded during the walkthrough.
You are responsible for ensuring that our crew has legal and physical access to the items being removed, including access to the property, any required gate codes, elevator access, or parking accommodations. If access is unavailable upon arrival, a trip fee may apply to cover crew and fuel costs.
You are responsible for identifying any hazardous materials present in the items being removed. Failure to disclose hazardous materials may result in additional charges or refusal of service for those specific items.
We ask for at least 24 hours notice if you need to cancel or reschedule. Cancellations made with less than 24 hours notice, or no-shows at the time of the appointment, may result in a trip fee of up to $75 to cover crew time and fuel costs. Same-day cancellations are handled on a case-by-case basis — contact us as early as possible if your situation changes.
Our crew takes reasonable care to avoid damage to your property during service. We use protective measures when navigating tight spaces, stairs, and doorframes. However, pre-existing damage to flooring, walls, or other surfaces that is not caused by our crew is not our responsibility.
We are not liable for items removed with the customer's authorization that are later determined to have been kept in error. Please ensure all items you wish to keep are clearly identified and separated from items to be removed before the walkthrough begins.
Items removed from your property become our responsibility for proper disposal. We make reasonable efforts to route usable items to donation centers before disposal. We do not guarantee that specific items will be donated — donation depends on the condition of items and what local organizations are currently accepting.
All disposal is performed at licensed facilities in compliance with applicable Texas regulations.
