Handling an estate cleanout is one of the harder things a family goes through. There's a lot to manage, decisions feel heavy, and it often happens while you're still grieving. This checklist is meant to make at least the practical side of it more manageable — so you know what to handle before a junk removal crew arrives and what you can safely leave for us.

Before You Schedule Junk Removal

A junk removal company should typically be one of your last calls, not one of the first. There are several steps that should happen before we show up to clear the space.

Step 1: Secure Important Documents

Before anything gets moved or hauled away, go through the home and collect all important paperwork. This includes wills and trust documents, financial account statements, insurance policies, property deeds, vehicle titles, tax returns, Social Security cards, birth certificates, and passports. Check desk drawers, file cabinets, bedside tables, kitchen drawers, and any lockboxes or safes. These documents can be easy to miss in a full house and impossible to replace.

Step 2: Look for Valuables

Before any professional — whether junk removal, estate sale, or cleaning company — comes through, do your own walk-through looking for cash, jewelry, coins, collectibles, or anything with potential monetary value. Check coat pockets, between mattresses, inside books, in shoeboxes, and in less obvious places. People from older generations especially often stored valuables in unconventional places.

Step 3: Contact an Estate Sale Company (If Applicable)

If there are household items, furniture, or collectibles with resale value, consider contacting an estate sale company before scheduling junk removal. Estate sale companies handle the selling of items and typically work on commission. They'll need to see what's there before anything is moved. Once the sale is done, whatever's left is what we haul away.

Step 4: Divide Family Keepsakes

If there are items family members want to keep — furniture, photos, sentimental objects — coordinate that distribution before calling us. Once we're scheduled, we haul away what's designated for removal. Making sure family members have had the chance to take what they want prevents items from being hauled that someone would have kept.

Step 5: Note Anything Requiring Special Disposal

Walk through and flag any hazardous materials: paint cans, propane tanks, pesticides, motor oil, medications, or cleaning chemicals. These items can't go in a standard junk removal truck. Contact your local municipality about hazardous waste disposal days — most DFW cities offer them periodically. We'll help you identify those items when we do our walk-through, but it's easier if they're already separated.

When You're Ready to Call Us

Once the important documents, valuables, and family keepsakes are handled and the estate sale (if applicable) is complete, that's when you call us. At that point, what's left is generally everything that's going — furniture, boxes, appliances, and household items that nobody needs or wants to keep.

We do a walk-through with you, confirm what's going, give you a price, and get to work. Most estate cleanouts — depending on the size of the home — take between a few hours and a full day. Larger homes or those with decades of accumulation may need multiple visits or truck loads.

What We Handle

In an estate cleanout, we typically remove furniture from every room, appliances, clothing and bedding, kitchenware, boxes of general household items, décor and artwork, outdoor furniture and equipment, and garage or shed contents. We separate donation-eligible items and drop those off ourselves. Everything else goes to the appropriate disposal facility.
